Overview: January Real Estate Market

January was not a surprising month, when trends from prior years held true.

We normally see a drop in the number of sales and a small increase in prices for January, which is true again this year (the average sale price for homes went up by about $5k).  The good news is that the number of home sales increased by about 15% compared to Jan a year ago while the number of condo sales increased by 77% to 16 sales.

Homes that sold tend to average a little larger in January which results in a slightly lower price per square foot and reflects that buyers are actually getting some pretty good deals in January.

Since the list to sell ratio has remained pretty stable for the last few months, at 88% it doesn’t seem that sellers are taking lower offers but had priced their homes more aggressively.

With high absorption rates at 9 months in our busiest market segments it is a buyer’s market.  Across the county there are 1,583 homes for sale and there were 1,642 sales in the last 12 months, giving us a 10 month supply of homes.  There is a 16 month supply of condos for sale.

The trick for buyers is to understand the dynamics in the different market segments to know where the best deals are to be had.

The secret for sellers right now is to understand how these trends are affecting their area and to price their homes accordingly.
