Overview: Property Sales in June

As expected, sales activity for condos and single family homes in June continues to be high.  The extension of the closing deadline for the home buyer tax credit will allow those in a contract but unable to close by 6/30 to continue pushing forward to buy their homes.

The average price for residential real estate in Alachua County is up by $2k year to date 2010 compared to year to date 2009, and is up $1k June 2010 compared to June 2009.  June sales closed for 89% of the ORIGINAL asking price on average.

Pending sales for single-family homes are up again from May 2010 and just below June’s activity levels last year: 116 units in June 2010 and 125 units June 2009.

Pending sales for attached homes are steady compared to prior years and down from May. 40 units went under contract in June 2010 and 41 in May.  This is a significant amount of activity because since Jan 2009 we have only seen an average of 30 units pending each month.  On the flip side there is twice that quantity of condos coming up for sale each month.

Vacant land is the slowest segment of the market, with only 50 closed sales YTD.  13 properties pended in June while 74 more came up for sale.

Over the last few months there has been a peak in new listings, which has caused our inventory to increase by several months of supply.  There is no doubt that this is still a buyer’s market.
