The market in Alachua County was fairly stable from Year to Year for January.

The number of sales is similar, but there are more pending sales so Feb and March may be more active than last year.

Interestingly, median prices were down by 3% year to year. Other areas of the state are seeing appreciation of 7% or more, so this poses the question of whether the Gainesville market is lagging behind the state as usual.

Inventory levels are up by just 4% and the absorption rate is practically unchanged at 3.1 months (compared to 3.0 months in 2018.
