The residential market in Alachua County has been stabilizing over the last year, and the evidence of that can be found throughout the graphs in the report. Prices are leveling out, sales are up, and inventory is going down. We still have a buyers market, but the tables are slowing turning.

In the short-term our market has been fairly stable, our absorption rates basically unchanged from last quarter, but are better than last year. Still only one in two homes have sold, leaving plenty for buyers to choose from.

Alachua County has had more home sales and fewer new listings this year than the first 6 months of 2010, but house prices have come down a little anyway, while our supply of residential inventory has gone up – we now have about an 18 month supply of homes on the market.
Home Values and Real Estate Trends in Alachua County 2010
Homes were on the market 6 months on average before they got a contract. Most of those sellers lowered their asking prices at least once before getting a contract.
Prices are still moving but the changes have been much smaller in this year. The average price so far this year is only $2,600 less than last year.
