4111 SW 69th Ave
Gainesville FL 32608

MLS #357438

This home is located in one of the most prestigious gated communities in Gainesville, Savanna Pointe. On one of the more desirable lots, views from this home are breathtaking any time of day.  As you drink your morning coffee enjoy the screened lanai on warm days and on cool days relax by the fireplace in the dining area. Wildlife abounds – butterflies and gators, hundreds of birds, along with local cattle.

The home is built in the craftsman style, and is filled with natural materials that give the whole space a warmth and feeling of quality uncommon in modern homes. It has a welcoming entrance with an inviting pergola and brickwork that add to the feeling of a hidden garden. Inside the front door you have a beautiful foyer with a coat closet and oak stairs leading to the second floor.

You’ll immediately notice the gorgeous durable white oak hard wood floors throughout the home. The tall living room ceiling is finished with cypress and is very warm and inviting.  The dual-faced fireplace opens to the living room on one side and the dining room on the other, the local limestone detailing reaches to the living room ceiling.

This well-designed home is spacious and bright. High ceilings and many windows help to bring the outside in so you can enjoy the expansive views that surround the home. All the rooms are generously sized and have ample storage. You will always feel organized with so many storage areas throughout the home.

The kitchen has all the upgrades you could want, including granite, beautiful cabinets, butcher block island, and a gas cook top. Entertain a few friends here or have a larger dinner party in the dining area. The large wall of glass facing the prairie gives access to a view that will impress everyone.

Your sleep won’t be disturbed in the master suite or your concentration in the studio from any second floor noise because the ceilings have been insulated for sound.

Be sure to turn off the exhaust fan in the bath –it is so quiet you won’t know it is on.  Your guests will be happy to know the powder room also has a sound insulation on its exterior walls.

Set up your library or reading area in the upstairs loft. Enjoy the view of the neighborhood from the upper porch.

The two upstairs bedrooms share the guest bath with a very unique jetted tub.  The tub can make waves, change water color, and it will self clean when you are done. Your lucky guests who stay in the back bedroom get the best view of the house – second floor over looking Paines Prairie.

If you love to golf you will love this neighborhood. Join the Gainesville Country Club next door so you can squeeze in a round of golf before or after work; just ride your golf cart along the private access road to the Country Club. You can even golf on the weekends if you live here, because the association will take care of all your yard work for you.

This community is located off Williston Road, just a short distance to UF, Shands, and Butler Plaza. I-75 is only seconds away.

There are so many top quality items in this home, it is easy to overlook them.

The first floor has a vapor barrier and plywood underlay to prevent damage to the beautiful white oak hardwood floors. Also, the first floor exterior walls have pressure treated 1 x 2, 4, and 6’s with extra insulation. The first floor is constructed with concrete block and finished in Acrocrete, second floor with wood and hardiboard siding, and all accented with brick and stone trim.  All exterior wood trim is Cypress, except the upper front porch which is IPE wood. There will be no maintenance needed on the metal roof for a long while, including the aluminum facia and soffits. The windows are Marvin Integrity Series low E w/argon gas. The front door is fir, and all other doors are steel. All exterior doors that swing out have stainless steel hinges. The exhaust fans in the baths are so quiet you can’t hear when they are on. The ceiling in master bedroom and downstairs studio has rock wool sound insulation barrier to stifle noise from above. The first floor powder room has rock wool sound insulation on exterior walls. The wall between the garage to home has R 13 insulation. The vaulted ceiling in the living room is tongue and groove cypress.
