Overview: Property Sales in April

This year has been defined by the government incentives for real estate.

April was the deadline for buyers to have a contract if they wanted to qualify for the tax incentives from the government ($8,000 for first time home buyers, and $6,500 for move-up buyers).  Surprisingly, many people did not wait until the last minute and actually bought their homes in March!

The number of sales dropped in April, but the number of pending contracts went up.  We can expect to see these contracts closing in May and June.

The competition for homes seems to have driven up the list-to-sell ratio and dropped the average days on the market to only 78 (for homes that sold).

Also of interest, the 2010 average price is up compared to 2009 and April 2010 was down just 5% from April 2009.

Hopefully these sales will allow the people who need a larger home to move into the mid-range segment of the real estate market.
