Between Gator Football and family life (back-to-school, sports, etc) September normally has a big slow down in home sales. It seems that once football season starts most people in Gainesville turn their attention away from buying homes!
This year was different. We actually had a 20% increase in contracts and a 41% increase in closed sales last month! There were a lot of factors that caused buyers to take the leap, but I’m sure many people were thinking about taking advantage of the $8,000 tax credit before it runs out.
Another interesting affect of the $8,000 tax credit is that more inexpensive homes are selling than would normally be the case, causing the average sale prices to be depressed.

Interesting local data! As you indicated in your blog, more inexpensive (smaller) houses are currently selling. It would be interesting to see the average sale price per square feet over time.
