Since Haile Plantation is so large, with so much diversity, we divided it up based on the size of the homes into 4 groups of equal size. This way we are comparing homes that are similar rather than comparing cottages and mansions.
The larger the homes get the more activity we see this month. It is exciting to see the larger & more expensive homes selling after the market being slow for so long!
Homes up to 1,600 sqft
The two homes that sold recently were both in Founder’s Hill. They sold for $182,000 ($132/sqft) and $130,000 ($105/sqft). The running average for sales in the last 12 months is $127/sqft with a high of $167/sqft and a low of $105/sqft.
There are also 4 more homes that are under contract waiting to close. They range in asking price from $199,000 to $149,900.
Homes from 1,600 sqft to 2,150 sqft
There was one sale in this range, for $217,000 ($127/sqft). The home was originally listed at $259,900, so it dropped by almost $43,000 to sell. That sale brings the running average to $135/sqft for sales in the last year.
There are 2 homes waiting to close, after being on the market for over 8 months. They are asking $136/sqft and $155/sqft so it will be interesting to see how they affect the price pre square foot for the year.
Homes from 2,150 sqft to 2,700 sqft
Three homes sold in May and April. They were all 4 bedrooms with 2 1/2, 3 1/2, or 4 baths. They closed for an average of $332,000, ranging from $125/sqft to $139/sqft after more than 5 months on the market. That sale brings the running average to $140/sqft for sales in the last year.
There are 4 homes waiting to close. They average an asking price of $353,000 ($147/sqft) and have been on the market for only 45 days.
Homes from 2,700 sqft and up
Five homes sold in May and one more sold in April. They were all 4 bedroom homes and they all had at least 3 baths, many with an additional half bath or a full 4th bathroom. They closed for an average of $500,000, ranging from $191/sqft to $104/sqft after more than 4 months on the market. This activity brings the annual running average to $148/sqft.
On average these homes reduced their prices by nearly $50,000 to find a buyer, apx 10%.
There are still 4 homes waiting to close. They average an asking price of $545,000 ($176/sqft) and have been on the market for almost 6 months. If they sell for anything close to what they are asking we will see an increase in the average price per square foot these homes are selling for.
