Historical Trends

Traditionally larger, more expensive homes take longer to sell.  In the past, 4 to 5 months was a normal time-frame to expect.  In 2006 that dipped down to 3 months and so far in 2009 the average has been just over 6 months.  (That doesn’t mean that all homes will sell in that length of time, many that never sell are on the market much longer before they are removed.)

Sale prices for Haile Plantation homes over 2,700 sqft peaked in 2007 at an average of $688,000 ($182/sqft) while the price per square foot peaked in 2006 at $185/sqft (average selling price $652,000).

In 2008 the average sale price dropped from 2007’s peak only slightly to $666,000 (an unfortunate number), while time to market didn’t increase by much.  However, the size of the homes that sold has been increasing, resulting in a reduced cost per square foot sold – only $169/sqft in 2008 and averaging $147 so far in 2009.

There were 30 homes that didn’t sell in 2008.  They were apx 130 sqft smaller on average and were offered at about the same price, which works out to a higher cost per square foot – $180/sqft compared to $169/sqft.
