Recent Activity
3 homes have sold so far this year, with an average asking price of $388,000 and an average sale price of $330,000 ($128/sqft). One home for sale was in poor condition and I believe it is skewing this number – it is in The Preserve and sold for $89/sqft. By removing it the average sale price increases to $388,000 ($147/sqft).
Even when comparing the adjusted average of $147/sqft there is a fairly large gap between the asking and actual sale prices of homes in this segment. The buyers and sellers don’t seem to agree on value for these homes, so it’s not surprising that there are no pending sales at the moment.
Historical Trends
This segment of the market tends to have the highest number of sales in Haile Plantation – 34% of the sales in 2008 were homes in this quarter of the market. Prices peaked in 2006 with an average selling price of $404,000 ($165/sqft) and had dropped $34,000 to a 2008 average of $370,000 ($147/sqft). So far the prices in 2009 are maintaining that level at $147/sqft.
The time it takes to sell these properties hasn’t increased by very much, in 2006 it took about 4 months to sell a home and in 2008 it to an average of 5 months. So far in 2009 it has jumped up a lot – to 184 days – but since there are only 3 data points we’ll wait to judge the trend here.
The homes that didn’t sell were on the market much longer – in 2008 18 homes made an unsuccessful attempt to sell. They were on the market 7.5 months before they were removed, they were asking $390,000 when they went off the market ($159/sqft).
