The Hammock is a quiet neighborhood located at the edge of the San Felasco Hammock State Park, it’s part of a huge tract of land considered a wildlife corridor that runs from the Hammock to the Santa Fe River. Although you feel like you’re in the woods, you are only 10 minutes from Publix and zoned for excellent Schools. All three schools were A Rated in the 2011-2012 school year, and Talbot Elementary is nationally recognized.

The properly is 2.55 acres and has several heritage trees, including chestnut, hickory, and oaks. The size of the lot along with the forest itself gives you privacy from your neighbors. Even in the winter it’s hard to see the houses next to this lot from on the property.

The property slopes down away from the paved entrance road. Topography and soil testing show that the best location to build a home is near the center of the front half of the property. The area at the back of the property is a natural lowland and protected by the County and not build-able.

The Hammock is an exclusive and private community along Millhopper Road. The residences here have been built over many decades and all are custom or semi-custom homes. Home size and design must be approved by The Hammock’s Architectural Review Committee.

When the sellers purchased the property in 2010 they did extensive research before buying, and are happy to share that information with you. They had the land surveyed, the soil tested, discussed the information with a builder, and met with the Alachua County Environmental Protection Department.

Alachua County Environmental Protection Department told the owners where the property slopes into wetlands and is not build-able. There are also several large trees designated as Heritage Trees, and they must be protected during development of the property.

the soil borings.”
