The report comes from information that local REALTORS® update in the local multiple listing service and won’t include every single transaction in the County.

With indications that prices are stabilizing in Alachua County more and more property owners are putting their homes on the market.  This influx of homes and land for sale has outpaced the absorption by buyers and brought up the inventory levels again.

In Alachua County residential real estate: The average price this year is up compared to last year ($193,559 vs. $191,573), and July’s average is also up compared to July 2009 ($197,076 vs. $189,698).  However the number of days a home is on the market continues to rise, and the list to sell ratios are not improving – both are signs that it will probably be a while before we see any large gains.

In the meantime buyers have an overwhelming amount of inventory to sift through when looking for a home.  When they find a home to purchase it is usually both larger and/or newer than what they were able to afford a year ago.
